Rental Criteria

We do NOT accept comprehensive resuable tenant screening reports from other consumer reporting agencies as defined by and persuant to RCW 59.18.

Below is a list of our criteria we use in evaluation rental applications:

​

ID Verification

+ Provide copy of valid Photo ID (military ID, Passport, State Issued Driver's license or State issued ID cards are acceptable forms)

+ Proof of student enrollment if applicable (recent class schedule, official enrollment letter/email)

​

Rental History

+ 12-24 months of verifiable rental history

+ NSF checks and/or noise complaints

+ If past or present landlord(s) do not respond in 48 hours of being contacted

​

Credit History

+ We exclude student debt from our evaluation

+ Unpaid balances or derogatory credit history

+ Credit score above 650

​

Employment/Income

+ 12 months of verifiable employment

+ If self-employed, 3 months of bank statements required

+ If starting a new job, proof of previous job and job offer letter/contract required

+ Income of 2.5x base rent required
